The plans to build a 250-unit apartment complex in East Austin are moving forward with the City Council’s recent rezoning approval. “The Ridge Apartments” project planned by longtime developer Peter Barlin, his brother and Manny Farahni are coming together.

The Ridge Apartments will be build on FM 969 near Decker Lake. 8601, 8609 and 8613 FM 969 is the projects address. That is 10 minutes’ car drive away from the Ridge Apartment is the Tesla factory, and Austin-Bergstorm International Airport isn’t that far either.
A timeline for the construction is not known at the moment but the project is most likely in conventional design state.
The Barlin Brothers are quite busy developers in Austin. Back in October 2023, they go the approval to build a mixed-use development at Crestview Village in Austin as well.
The future Apartment Ridge site sits on a little over 5 acres.
To the north is a Texaco gas station with a Sonic Drive-In and a 324-unit apartment complex called Spectra Parks with approximately 310,000 square feet of multifamily housing built in 2022.

The Crestview Village project is another and current project of Ben and Peter Barlin. This project is set to include 300 multifamily units and 350,000 square feet of commercial and office space, is planned at the intersection of Justin Lane and North Lamar Boulevard near the St. Johns Neighborhood.
MF Austin Ridge LLC.’s Manny Farahni is the partner on the Ridge Apartment project together with the Barlin Brothers. Manny Farahni is the co- owner of Fara Coffee and founder of the Fara Foundation. He is also no stranger to real estate and investment either as he owns MFB Real Estate Services LLC as well.
One of his other projects is a $12 million development development at 5526 W. U.S. Highway 290 West in Austin. MFB is building an office building near Oak Hill at this location.
