Get Ready for a 20-story mixed-used project to replace old Diocese of North Carolina, Raleigh.

Convexity Properties out of Chicago bought the Diocese building on 200 W. Morgan Street for a bit over $9 million in 2023. This area is currently considered extremely desirable amongst investors. A development hotspot so to speak.

Convexity Properties is a subsidiary of trading firm DRW, is a full-service real estate investment firm with properties across the U.S. It invests in and develops office, multifamily, retail, hospitality and mixed-use projects.

Chris Oakley who is Director of Design at Convexity Properties has not shared any timelines with the public but site plans filed with the city call for construction of a 20 -story mixed use building with a parking deck and other associated amenities. The address of proposed project is at 200 W. Morgan Street. 

A site review application that includes the demolition of the old Diocese buildings was filed on September 2023 with the City of Raleigh.The ground floor of the building will be a mix of retail space and residential lobby. Most of the upper floors are dedicated for residential uses.

The design firm for this project is award winning architect Valerio Dewalt Train out of Chicago. Some of their project include the Ford Calument Environment Center in Chicago, Vue53 Apartments in Chicago and the Yelp office as well.

Kimley-Horn are the Engineering planning and design consultants. When the demolition for the Diocese building will begin is not clear yet. The applications was filed but Completeness Review has not passed as of October 5th 2023.

Booming Raleigh! – Hello to The Kimpton 20 story hotel – Good bye to the Iconic Holiday Inn

Downtown Raleigh properties have been landing big price tags in recently. The circular Holiday Inn building at 320 Hillsborough St for example was sold to New York developer Tidal Real Estate Partners for $19.8 million in late 2021.

The Kimpton will feature 179 rooms, including 20 suites.

When the demolition of the 1960’s Holiday Inn will begin in not clear yet.

The Kimpton is being designed by architecture firm Earl Swensson Associates of Nashville, Tennessee and will sit at the corner of Hillsborough and South Dawson streets.The interior design is being led by INC Architecture and Design, based in New York City. A block south of the Diocese, Greg Hatem, founder and managing partner of Empire Properties, “acquired the Professional Building https://rhdc.org/professional-building” at the corner of West Hargett and South McDowell street in a $11 million deal earlier.. to be continued
